Office, Retail and HOA Repaints Across Collin County
Night and weekend crews, bids your board can read, and one crew lead on site from wash day to walkthrough.
Properties We Paint
Every scope below starts with a wash and a walk with your manager. Tap a photo to see it bigger.
HOA Communities
Townhomes, fences, clubhouses and entry walls, painted in phases your budget can carry.
- Board meeting with color boards
- Resident notices each week
- Phased pricing held up front
When Is Your Next Repaint Due?
Pick the wall, the sun it gets and the year it was last painted. You get a target year, the signs to watch and a price per square foot for the budget.
Signs to watch on stucco
Includes washing, caulk, spot prime and two coats. Wood and stucco repair are priced after a walk.
Wash Before Paint, and in the Years Between
A yearly wash takes off pollen, red dust and mildew before they break down the finish. It is the cheapest way to push a repaint back.
- Brick and stucco
- Low pressure and a mild wash, so mortar and texture stay put
- Sidewalks and breezeways
- Surface cleaner for gum, rust and drip lines
- Dumpster pads
- Degreased and rinsed on a set schedule
Where Our Crews Work
Inner ring is same week bids. Outer ring is about forty minutes out, with a crew there most weeks.
They painted 42 townhomes in three phases and every phase came in at the number they gave us two years before.
Rachel S. HOA board, Frisco
Night crew finished the whole center in eleven nights. Not one tenant called me to complain.
Tom B. Property manager, Allen
The bid was two pages and made sense. The board voted yes the same night.

Questions From Managers and Boards
Can you work nights and weekends?
Yes. Most retail and office jobs run after close or on weekends so tenants and shoppers are not in the way. We light the work area and keep walkways open.
Will you present the bid to our HOA board?
Yes. We bring color boards, the full scope and a schedule to your board meeting. We answer questions and leave printed copies for anyone who could not make it.
Do you pressure wash before painting?
Always. Dirt, chalk and pollen stop new paint from sticking. We wash every surface first and let it dry at least a day before we prime.
How do you handle residents and tenants during the job?
We send notices a week ahead and again the day before. Each building gets a posted schedule, and one crew lead answers questions on site.
What insurance do you carry?
General liability, workers comp and auto. We send certificates with your property named as additional insured before the job starts.
Can you break a big job into phases?
Yes. Many HOAs paint a third of the buildings each year. We price every phase up front so the budget holds from year to year.
