HELOC or Home Equity Loan?
Both use your equity. They work in different ways. We help you pick the one that fits the project.
| Feature | HELOC | Home equity loan |
|---|---|---|
| Money | Draw as you need it | All at once |
| Rate | Variable, can change | Fixed for the term |
| Payment | Interest only at first, then higher | Same every month |
| Fits | Remodels paid in stages | One big bill, like a roof or debt payoff |
Members Say
We drew for the kitchen in three stages as the contractor billed us. Paid interest only on what we used.
Laura M. Roseville
They showed me the payment after the draw period ends before I signed. No surprise later.
Dev P. Rocklin
Same person from the first call to closing. Took about three weeks.

Who We Serve
Members in Roseville, Rocklin, Granite Bay, Lincoln, Citrus Heights, Loomis, Antelope and Folsom.
How much can I borrow with a HELOC?
Most members can borrow up to 80 or 85 percent of the home's value, minus what they still owe on the mortgage. The final amount depends on your credit, income and the appraisal.
Why does the payment change?
A HELOC has a variable rate tied to the prime rate. When prime moves, your rate and payment move with it, up or down. The rate has a lifetime cap, and we show it to you in writing.
What happens when the draw period ends?
For the first 10 years you can draw and pay interest only. After that you stop drawing and pay back principal and interest over 20 years. That payment is higher, so we show it to you up front.
Is it smart to pay off credit cards with a HELOC?
It can save a lot of interest, but the debt is now tied to your home. If the cards fill back up, you end up worse off. We will talk it through with you honestly.
Do I have to be a member?
Yes. People who live or work in Placer or Sacramento County can join with a small savings deposit. We can open your membership and your line application at the same visit.
