Before You Say Yes to Anyone
Selling for cash is not right for every house. Here is what we tell every seller, even when it costs us the deal.
- Our offer may be below market valueYou trade some price for speed, no repairs and a sure date. A listed, fixed up house often sells for more.
- Ask a listing agent tooA local agent can tell you what the house might sell for on the market. Compare that number with ours.
- Get other offersCall other buyers. A good offer holds up next to theirs.
- No pressure, everThe written offer stays open 7 days. Say no and we still shake hands.
- Behind on the mortgage?Call a HUD approved housing counselor as well. It is free, and they may find options that let you keep the house.

Sellers on the Record
Ray told us to get an agent's number first. We did. His offer was lower but we took it for the date and not having to fix the roof.
Denise W. Machesney Park
Mom's house was full to the rafters. We took two boxes and they handled the rest. Closing was the day they said.
Mark O. Loves Park
They bought with my tenant still there and kept her on. She texted me later to say the new kitchen is great.

Straight answers
Seller Questions
Still not sure? Call. Ray picks up, weekdays 7 to 6 and Saturday mornings.
Will your offer be lower than listing the house?
Usually, yes. We pay for repairs, carrying costs and risk, so a cash offer is often below what the house might sell for listed and fixed up. What you get is speed, no showings and a date you can count on. Get a listing agent's opinion before you decide.
Do I have to clean out the house?
No. Take what you want and leave the rest. We haul it away after closing and it is in the written offer, so there is no surprise charge.
Can you buy an inherited house that is still in probate?
Yes, once the court gives the executor the right to sell. We can sign an offer early, but the closing date depends on the court, not on us. Your probate attorney will know the timing.
Who pays the closing costs?
We pay our side and the usual seller title and closing fees, and it says so in the offer. You still pay off any mortgage, liens or back taxes from the sale.
What if I change my mind?
Before you sign, just tell us. The written offer stays open for 7 days and there is no fee for walking away. After you sign, the contract terms apply, so read them or have an attorney read them first.
