What Facility Managers Say
We have 22 units across three buildings. Their report shows every one with photos, so I finally know which ones to budget for.
Dana K. Facilities manager, Chandler
A unit over our kitchen died on a Saturday in July. They had it running by 2 in the afternoon.
Luis M. Restaurant owner, Tempe
They told us which two old units to replace and which ones still had years left. Nobody upsold us.

Questions About Rooftop Units
How often should rooftop units be serviced in the Phoenix area?
At least three times a year here. A spring tune up before the heat, a mid summer coil wash after the dust storms, and a fall visit for the heat side. Restaurants, clinics and buildings that run all night do better with four.
What happens if a unit goes down in July?
Agreement customers go to the front of the line. Our emergency line answers around the clock, and we stock common motors, capacitors and contactors on the trucks so most repairs happen on the first visit.
When is it time to replace a rooftop unit?
Most units here last 12 to 18 years. Past 15 years we look at repair history, the refrigerant it uses and the energy bill. If one repair would cost more than a third of a new unit, replacing usually wins.
Do you handle the crane and the permit?
Yes. We pull the mechanical permit, book the crane, and set new units early in the morning before your doors open. If the new unit sits on a different curb, we bring an adapter so the roof stays sealed.
Can you work with our property manager or facilities software?
Yes. We send a service report with photos after every visit and can log work orders in the system your building already uses.
