What a Florida Policy Really Covers

The four places people get surprised after a storm. Tap a photo to see it bigger.

Wind and the Roof

Wind is the big one here. The roof decides a lot of what you pay and who will write you.

  • Shingles or tiles torn off by wind
  • Rain that comes in through that hole
  • An old leak that was already there

The Hurricane Deductible

A percent of your dwelling limit, set apart from your normal deductible. Know the dollar number before June.

  • Applies to named hurricanes only
  • Once per season on most policies
  • Not the same as your all other perils deductible

Flood and Surge

Always a separate policy. Your elevation certificate and flood zone set much of the price.

  • National Flood Insurance Program or a private carrier
  • Building and contents are separate limits
  • Never covered by the home policy

Renters

The landlord covers the building. You cover everything you brought, and yourself.

  • Your things, at replacement cost
  • A hotel if the unit cannot be lived in
  • The walls, roof and the pool

Our carrier dropped us in May. Tom had three options for us in a week, and he explained the wind deductible so I finally got it.

Linda K. Cape Coral

He told us to get flood even though we are in an X zone. After the last storm, I am glad we listened.

Andre P. North Fort Myers

Renters insurance for my first apartment took ten minutes on the phone. Cheaper than my streaming bills.

Storm Season Questions

Does my home policy cover flooding from a storm surge?

No. Water that rises from the canal, the Gulf or heavy rain is flood, and flood needs its own policy. You can buy it through the National Flood Insurance Program or from a private flood carrier. Most flood policies take 30 days to start, so do not wait for a storm in the forecast.

What is a hurricane deductible?

It is a separate deductible for damage from a named hurricane. In Florida it is usually 2, 5 or 10 percent of your dwelling coverage, not a flat dollar amount. On a $450,000 home, a 2 percent deductible means you pay the first $9,000.

Why should I insure for rebuild cost and not what I paid?

What you paid includes the lot, and on a canal the lot is a big part of the price. Insurance pays to rebuild the house. Building costs in Lee County went up after Ian, so we check your rebuild number every year.

Can a wind mitigation inspection lower my premium?

Often, yes. An inspector checks how your roof is attached, your roof shape and your window protection. Carriers give credits for features like hurricane straps and impact windows. We can tell you if the inspection is likely worth it for your house.

Do renters need their own insurance?

Yes. Your landlord's policy covers the building, not your things or your liability. A renters policy covers your belongings, a hotel if you have to leave, and someone getting hurt in your place. Flood is still separate for renters too.
