Estimated Cash to Close

Get a Real Loan EstimateFree, in writing, usually the same day.
A two or three family policy costs more than a single family. It covers the building and your liability to tenants. Your first year is usually paid at closing.
Money the seller agrees to put toward your closing costs. Every loan caps it, so the estimate trims any credit over the limit.
In Massachusetts you usually put down a small deposit with the offer and more at the Purchase and Sale. Both count toward your cash to close.

Rent That Counts

What We Check Before You Offer

Old triple deckers hide their surprises downstairs. These are the things that move a closing date in Worcester.

  • Three of everythingSeparate boilers, water heaters and meters change what tenants pay. We note it for the rent count.
  • Smoke and CO certificateThe seller needs one from the fire department before closing. Late ones push dates.
  • Lead paint and kids under sixMost of these homes were built before 1978. The state lead law applies if a young child will live in a unit.
  • Porches and railingsAppraisers look hard at the stacked porches. Rot there can hold up an FHA loan until it is fixed.

Questions Buyers Ask Us

Short answers. The long ones happen on the phone or at our office.

Towns we lend in most

Worcester, Shrewsbury, Auburn, Leicester, Millbury, Holden, West Boylston and Grafton. We lend across Massachusetts.

Can I buy a three family with a small down payment?

Often, yes, if you will live in one of the units. FHA loans start at 3.5 percent down for two to four units. Some conventional loans start at 5 percent. Approval depends on your credit, income and the property.

Does the rent from the other units count as income?

Most loans count part of it, often about 75 percent of the market rent, once the appraiser confirms it. Current leases help. We show you how your lender will count it before you make an offer.

What are reserves and why do multi family loans need them?

Reserves are savings you still have after closing, counted in months of your full house payment. Many loans for two to four units ask for three to six months. It is not paid at closing, but it has to be in your account.

What does Massachusetts need at a sale that other states do not?

A smoke and carbon monoxide certificate from the local fire department, paid for by the seller. If a child under six will live in a unit, the Massachusetts lead law applies too. We flag both early so the closing date holds.

How long does it take to close?

Most purchase loans close in 30 to 45 days from a signed Purchase and Sale. Multi family homes can take a little longer because the appraisal includes a rent survey.
