The RV Year Up North Runs on the Freeze Line

Average nightly lows in Traverse City, month by month. Water in a line below 32°F cracks fittings, so the close up has to beat the first hard freeze.

Average lows run 15°F in January, 14 in February, 21 in March, 31 in April, 41 in May, 51 in June, 56 in July, 55 in August, 48 in September, 38 in October, 29 in November and 21 in December.

We were already home in Ohio. Dave winterized the fifth wheel at the storage lot and texted us photos of every drain. Opened it in May with zero leaks.

Do you blow out the lines or use antifreeze?

Both. We blow the lines out with air at no more than 40 psi, then pump pink RV antifreeze through every faucet, the toilet and each drain trap. Up here a blowout alone can leave water in a low spot, and one cracked fitting ruins your spring.

Do I need to be there?

No. Most of our fall work happens at storage lots and barns with the owner at home. Leave the rig unlocked or the key in a lock box, tell us the lot and space, and we text photos when it is done.

Why does the water heater get bypassed?

So it does not fill with 6 to 10 gallons of antifreeze. We drain the tank, and on a Suburban we pull the anode rod and check it. Atwood tanks are aluminum and have no anode, so we just drain and flush those.

What does sanitizing the fresh tank mean?

In spring we fill the fresh tank with water and plain household bleach, about a quarter cup for every 15 gallons of tank. We run it through every faucet, let it sit about four hours, then drain and flush until the smell is gone.

Do you work on engines and chassis?

We change generator oil and repack trailer wheel bearings and check electric brakes. Motorhome engines, transmissions and air brakes go to a truck shop, and we will tell you which ones take RVs.
