What Is Wrong With the Well?

Answer three things you can see from the house. We show the likely causes and what each one costs to fix here.

Most likely causes, in order

No Water at All

Your well runs on 240 volts. Look, but do not open the pressure switch cover or the control box. Reset a tripped breaker one time only.

Dry taps on a Sunday in January. They had the switch thawed and replaced before dinner.

    Wade H., Rathdrum

Two other outfits said new pump. He found a waterlogged tank and saved us about three grand.

    Carla M., Hayden

Did our well and septic checks for the cabin sale in one week. Clear report, no runaround.

    Questions From the Well House

My breaker tripped. Should I reset it?

Once. If the pump runs and the breaker holds, keep an eye on it. If it trips again, leave it off and call us. A breaker that keeps tripping is protecting a motor or a wire that is failing, and resetting it over and over can burn the pump up.

How long does a well pump last?

Most submersible pumps around here last 10 to 15 years. Short cycling, sand and running the well low all cut that down. A pressure tank with a failed bladder is the most common reason a pump dies early.

Why is my water spitting air?

Usually the water level in the well is dropping close to the pump, or there is a leak in the pipe down the well. Late summer is when we see it most. Go easy on the sprinklers and call so we can measure the water level.

Do you come out in winter?

Yes. Frozen pressure switches and lines are most of our January calls. We chain up and come out when the county roads are open. Keep a heat lamp or heat tape in the well house when it drops below 10 degrees.

Can you check a well before I buy a house?

Yes. We run a flow test, look over the pump, tank and wiring, and send a water sample to a certified lab for bacteria and nitrates. We can line up the septic inspection the same week so both reports reach your agent together.

    Taps Dry Right Now?
